Getting started

CompRight is a comparable-sales analysis tool. Enter a property address and CompRight finds nearby comparable sales, adjusts for differences in size, condition, location, and timing, and produces a home value estimate you can back up with evidence.

It is built for real estate agents, investors, and anyone who needs a defensible value range for a property — not just a single number.

Click "New Analysis" in the sidebar and enter the subject property's address. CompRight pulls the property details, searches for comparable sales nearby, and builds an initial comp set automatically.

From there you can refine the comps, adjust filters like distance and sale recency, and generate a report once you're happy with the selection.

No. CompRight works from public and licensed listing data sources, so you do not need MLS access to run an analysis.

It is useful for licensed agents, but investors, appraisers, and homeowners can use it too.

Just the property address. CompRight fills in beds, baths, square footage, lot size, year built, and property type automatically where that data is available.

You can correct or add missing property details by hand if a listing source has gaps — this matters most for off-market properties.

Comps and valuation

CompRight starts with nearby recent sales and scores each one on location fit (same street, tract, HOA, or school zone), sale recency, size and bed/bath match, property type, and data quality.

It keeps genuinely strong comps even if they are a bit further away or a bit older, and filters out weak matches that happen to be nearby — proximity alone does not make something a comp.

Yes. You can manually include a comp CompRight did not select, or exclude one it did, and your choice is preserved even if you refresh the data or change filters later.

Every comp in the report — selected or excluded — shows the reasoning behind its status.

No. CompRight produces a comparable-sales-based value estimate, not a licensed appraisal, broker price opinion, or other regulated valuation product.

Every report is labeled "not a licensed appraisal." Use it as a research and evidence-gathering tool, not a substitute for a licensed appraiser when one is legally required.

Confidence reflects how many strong comps support the estimate, how tightly their adjusted values agree with each other, how recent the sales are, and whether any of the included comps are notable outliers.

A high-confidence estimate means several well-matched, recent, agreeing comps support the number. A lower score usually means the comp pool is thin, older, or more varied — not that the math is wrong.

CompRight will widen its search and note when it had to relax distance, recency, or similarity criteria to find enough comps.

In genuinely sparse markets, you will see this reflected in a lower confidence score rather than a false sense of certainty.

Yes. If a property does not have an active or recent listing with photos, you can enter its details manually and upload your own photos so the comp search and AI Enhanced Report still have what they need.

AI Enhanced Reports and photos

The Standard Report covers your selected comps, the estimated value range, a map, and the comp comparison table — it's included with every analysis at no extra cost.

The AI Enhanced Report adds photo-based condition insights, visible upgrade and finish signals, comp-by-comp reasoning, risk notes, and a confidence summary, using an additional monthly use.

CompRight reviews the subject property's photos and flags visible condition, finish quality, and notable upgrades or issues — like an updated kitchen, dated bathrooms, or deferred maintenance — the same way an agent would when walking through listing photos.

Where enough comp photos are available too, it positions the subject's condition relative to those comps as an additional, clearly-labeled preview signal. This is never used to silently change the final estimate.

Yes, from the Photos tab on any analysis. This is especially useful for off-market properties or when you want to add interior photos beyond what a listing provides.

Uploaded photos are stored privately and are only ever used within your own analysis.

An analysis can use up to 40 total photos between listing photos and your own uploads, at up to 15MB per photo (JPEG, PNG, WEBP, or HEIC).

No. Uploading and viewing photos never uses a monthly credit. Only generating the AI Enhanced Report uses one additional monthly use, regardless of how many photos are involved.

Subscription and billing

CompRight offers monthly Basic and Pro plans, each with a monthly pool of "uses" that covers creating analyses and generating AI Enhanced Reports.

School Intelligence and Public Safety Intelligence are included on both plans at no extra cost — they are not a separate add-on.

Creating a new analysis uses 1 credit from your monthly pool. Generating an AI Enhanced Report uses 1 additional credit.

Refining comps, re-running filters, and generating a Standard Report on an existing analysis do not use additional credits.

No. The Standard Report is included with the analysis you already created — generating or re-opening it never costs an extra use.

You will see a clear notice before you hit the limit, and CompRight will let you know at the point an action would exceed your remaining balance rather than failing silently.

You can upgrade your plan at any time from Billing & Plans to add more monthly capacity immediately.

Yes. You can upgrade, downgrade, or cancel from Billing & Plans in Settings at any time — there is no long-term contract.

No. Your use pool resets each billing cycle and does not carry over — this keeps pricing predictable and simple for everyone on the plan.

At this stage, yes — CompRight is monthly-only. We may introduce an annual option in the future once we've proven out support and billing reliability at scale.

All payments are processed by Stripe, a PCI-compliant payment processor used by millions of businesses. CompRight never sees or stores your full card number.

Data and privacy

Yes. Your analyses, uploaded photos, and reports belong to you and are only visible to you and, if applicable, an admin providing support on your account.

We do not sell your data, and photos you upload are stored in private, access-controlled storage — never made public.

CompRight retains your analyses, reports, and uploaded photos for as long as your account is active, so your work is never unexpectedly lost.

If a specific retention window is ever required for compliance reasons, we will communicate it clearly before any change takes effect.

Yes. You can close your account at any time from Settings. Contact us if you need help with a full data export first.

Account and support

Use the Contact form linked from the Help menu, or the Contact page in the footer of any page. Include the property address or analysis you were working on so we can look into it quickly.

Sign in with Google or with a one-time email link — there is no password to remember. Access is currently limited to invited accounts.
